NDIS Home Modifications

Practical modifications that improve safety, accessibility, and independence at home.

NDIS home modifications help participants live more independently by making everyday tasks safer and easier. From minor adjustments to major structural changes, we deliver modifications that are person-centred, built to last, and aligned with NDIS funding guidelines and accessibility standards.

As a registered NDIS provider, 120 Group works closely with participants, support coordinators, occupational therapists, and plan managers to deliver modifications that genuinely improve quality of life. Every project begins with understanding individual needs, goals, and funded supports—then translating those into practical, well-built solutions.

Frequently asked questions (FAQs)

Whether you’re planning a renovation, building a new home, or navigating an insurance repair, we know clarity matters. These FAQs cover the questions homeowners ask us most often, so you always know what to expect.
What can I expect during the building or renovation process?
The process is structured, transparent, and designed to feel smooth from day one. We begin with planning and design, move through approvals, then into construction and finishing. At every stage, you will know what is happening, why it is happening, and when it is happening. Clear communication is the foundation of everything we do.
Timelines vary depending on scope, but every project follows a structured schedule. New home builds usually run over an extended period that includes planning, approvals, and construction, while renovations or maintenance works can be completed sooner depending on complexity. Before we begin, we outline a clear timeline so you always have full visibility of each stage.
Some projects require permits or approvals, especially when structural changes are involved. If approvals are needed, we guide you through the entire process and coordinate with the relevant authorities. Our team ensures everything is compliant, documented, and submitted correctly to avoid unnecessary delays.
We work carefully and respectfully in every space. That means maintaining cleanliness, minimising disruptions where possible, and keeping the work area safe and organised. Whether it is a renovation or a smaller maintenance job, our aim is to protect your home and make the process as smooth as possible.
We stand behind the quality of our craftsmanship. All work is completed to industry standards and includes the appropriate warranties, both from us and from the materials or products used. You receive clear documentation so you know exactly what coverage applies to your project.
We begin with a detailed scope and transparent pricing, then manage costs carefully throughout the build. Regular communication and early problem solving help prevent surprises, and you are informed at every step. Our aim is to deliver high quality results while honouring the budget you set.
If an unforeseen issue appears, we assess it quickly and provide you with clear options. Rather than letting problems grow, we address them early with honesty, foresight, and practical solutions. This approach protects your timeline, your budget, and the quality of the final outcome.

120 Group believes exceptional results are built on clear, transparent communication from the very beginning. Whether you’re planning a new build, managing an insurance claim, or considering renovation options, our experienced team is here to guide you through each stage with confidence and clarity.

To provide you with an accurate and comprehensive scope of works and costing, a qualified builder will attend your site and assess your project requirements, supported by our office team who will prepare all necessary documentation.

This service is offered at a fee of $220.00 + GST, reflecting the time, expertise, and care taken to ensure your proposal is thorough and tailored to your needs.

Should you choose to proceed with any works, this fee will be fully reimbursed or deducted from your final invoice, ensuring you receive full value as you move forward with your project.
